This is a very comfortable maisonette with off road parking in a quiet courtyard development right in the heart of Fulford. The entrance hall has over door hooks for outside coats and enough space under the radiator for wet shoes/boots. A door leads to the spacious living area with its large, comfortable sofa and coffee table as well as occasional tables with table lamps to compliment the spotlight main lighting. The wall mounted TV has a full Freeview range and excellent sound quality. There is a downstairs toilet just off this room, but the headroom is quite low, so be wary if you are taller than about 5' 6".
The large kitchen has a huge glass roof letting in plenty of natural light and a table for eating at. The patio doors lead on to a lovely enclosed courtyard garden with two sets of seating to catch the sun or shade at all parts of the day. The well equipped kitchen has everything you would expect including a microwave, full size oven and induction hob, slimline dishwasher, toaster, kettle and a Nespresso coffee machine with a selection of pods available. There is an excellent selection of cooking utensils, pans and some very good quality kitchen knives. There is also a set of salt and pepper mills, which are not always present in rental properties.The fridge/freezer are full size and there are plenty of cupboards offering lots of space for food storage during your stay.
The stairs lead directly to the bedroom; note that there isn't a door at the top of the stairs. The double bed is very comfortable and the room is warm and quite light, having two skylights with built in blinds. The shower room is also up here, with a walk-in shower that has plenty of hot water. As the upstairs is in the eaves, there is limited head room at the top of the stairs and in the shower cubicle for taller people. There ISN'T an electric shaver point.
The bedroom offers a good size chest of drawers for clothes and some open hanging space. You may want to take some hangers with you if you have more than about 8 items requiring hanging. There is a hairdryer in one of the drawers.
All in all, this is a fantastic property for visiting York as it is less than 100 yards to a bus stop with several services directly into the city. It is high spec, comfortable and very warm. The hosts kindly supply a welcome package including:

1 pint milk
a bottle of very pleasant wine
a good quality loaf of bread
some biscuits
coffee pods
a couple of dishwasher tablets
a couple of washing machine pods
washing up liquid
washing-up sponge and wiping up cloth
spare bin bags

Eating out locally - The Plough across the road is very good and reasonably priced for city eating BUT book a table, it is very popular with both locals and visitors so getting a table as a walk-in will be difficult.
We would highly recommend The Smithy and would certainly look to return here.
